KEYS specialise in all aspects of residential lettings and property management.
The dedicated and extremely knowledgeable team have collectively over forty
years of experience in the rental accommodation market and at all times aim to
provide a professional and first class service to both the needs of the Landlord

Lettings and Property Management

We offer a comprehensive letting and management service that allows you to tailor
our services to meet your personal needs and give you complete peace of mind that
your property is being occupied by a suitable tenant(s).

Our Letting service includes:

Without obligation you would be appointed one of our experienced Lettings
Negotiator’s who would view your property and provide advice on a realistic
achievable rental in the current market conditions;

Your appointed Lettings Negotiator would provide a full detailed description of
your property together with photographs to enable us to market your property to
its full potential (unless you were requiring your property to be listed on our
confidential listings);

All viewings would be accompanied by your appointed Lettings Negotiator;

Your property would be prominently displayed on our website, in a window display,
via our large database of registered tenants, corporate contacts and advertising
(unless you were requiring your property to be listed on our confidential listings);

Negotiating the best possible terms of the tenancy agreement;

A comprehensive referencing check on the prospective tenant would be carried out
including obtaining a current landlord, employer, bank reference, credit check and
your Lettings Negotiator/admin assistant would also require photographic ID and
recent utility bill from the prospective tenant to confirm true identity;

Photocopying prospective tenants Registration Card to confirm residential status;

Preparing a comprehensive draft tenancy agreement for your approval prior to
finalising and binding two copies of the tenancy agreement ready for signature by
the tenant and yourself;

Preparing an inventory, schedule of condition report and photographs (as per the
new Housing Law which comes into effect on the 31st October 2014;

Completing and returning to the Population Office your new tenants change of
address information, this includes details of all persons residing in your property;

Collection of tenant’s first month’s rent and security deposit;

Hand over to tenant by your Lettings Negotiator;

On completion your Lettings Negotiator/admin assistant will forward onto you
your complete property package;

Our Property Management Service Includes:
All the above letting services

Collecting rents and payment of funds to your bank account and emailing or
posting a detailed monthly statement;

Completion of the annual Parish Rate return and payment of the Foncier Rates if

Annual renewal of the property Insurance if required or applicable;

Carrying out an initial three month inspection, thereafter annually unless we have
reason to believe interim inspections are required;

Providing a 24/7 point of contact for your tenant at all times;;

Settlement of property related accounts in accordance with your instructions

Our in house maintenance manager would obtain quotations and oversee all
maintenance and repair works (after receiving your authorization if required);

To negotiating a new appropriate rental if the tenant renews for a further period;

Automatically re-market your property two months prior to the expiry date if the
current tenant is not renewing;

Check-in of your tenant by your Lettings Negotiator and agreeing the check-in
inventory schedule of condition report with the tenant;

Check-out of your tenant by your Lettings Negotiator and agreeing the check-out
inventory schedule of condition report with the tenant
